Feria de las Flores, December Lights, and the Three Weeks You Shouldn't Try to Rent

Medellín's rental market has two seasons that break normal pricing: the Feria de las Flores in late July/August and the December–January holiday window around the Alumbrados Navideños. If you're trying to move into a furnished apartment during either of these periods without booking months ahead, you'll either pay a premium or find nothing available.

This isn't speculation — the Alcaldía de Medellín's own tourism intelligence unit (SITE) projects the 2026 Feria will generate $60.6 million USD in tourist spending, a 7% increase over 2025's $56.6 million. That money flows directly into the furnished-rental market.

The Two Spike Windows

Feria de las Flores (late July – mid August)

The 2026 Feria runs July 31 to August 9. Ten days of concerts, the Desfile de Silleteros, the Cabalgata, and citywide events. The rental impact extends beyond those dates — operators start repricing in early July and availability stays tight through mid-August.

What happens to furnished prices: Platforms and operators shift to nightly or weekly pricing during Feria week. A furnished 1BR in Poblado that normally books at COP 4–5M/month may price at COP 300–500K per night during the Feria — effectively 2–3× the monthly rate on an annualized basis. Monthly-stay renters who need to move in between July 15 and August 15 face limited options and premium pricing, even for 30+ day contracts.

Hotel occupancy context: Well-located hotels hit 90%+ occupancy two months before the event. The furnished-apartment market follows the same curve — operators who can fill a unit nightly during Feria will not accept a monthly booking at the regular rate.

Alumbrados Navideños + holidays (December – mid January)

Medellín's Christmas light festival runs from December 1 through early January, along the Río Medellín and across the city. Combined with school holidays, the December puentes (bridge holidays), and Colombian families traveling to the city, this creates a 6-week stretch of elevated demand — roughly December 1 through January 15.

What happens to furnished prices: Less extreme than Feria (fewer international tourists, more domestic visitors), but operators still reprice. Expect 20–40% above regular monthly rates for December–January stays. Availability shrinks because many apartment owners return to use their own units during the holidays, pulling furnished inventory offline entirely.

Semana Santa (March/April) is a minor spike — 3–5 days of elevated demand, mostly domestic. It rarely affects monthly renters unless your contract happens to start or end during Holy Week and the landlord sees an opportunity to reprice.

The Shoulder Months: When Negotiation Works

Medellín's low season for the furnished market runs roughly February through June and September through November. These are the windows where operators have vacancies, monthly rates come down to baseline, and you have real negotiating power — particularly for 3+ month commitments.

How to Protect Yourself

If you must move in during a spike window: Book 3–6 months ahead. For December–February stays, start searching in August. For Feria-window stays, start in March. The best-value furnished units in Laureles and Envigado go first.

If you're already in a furnished stay: Ask your operator in writing — at least 60 days before a spike — whether your monthly rate holds or resets. Some operators honor existing rates for tenants who are already in-unit; others will try to reprice or not renew.

If you're on a Ley 820 lease: High season doesn't affect you. Your canon can only increase by the IPC cap (5.10% in 2026) on the anniversary of your contract, regardless of what the market does. This is one of the advantages of a proper lease over a hospedaje contract.

If you're flexible: September through November is the sweet spot. Post-Feria, pre-December, operators have vacancies. This is when you negotiate the best 3–6 month rate and lock it before the December spike.

The countercyclical play: If you're a nomad with flexible dates, arrive in September, lock a 4-month furnished rate through December at the shoulder-season price, and you'll ride through the December spike at the rate you negotiated in low season. Operators prefer a guaranteed 4-month booking over the gamble of repricing for nightly December guests.
