Renting in Medellín With Kids: Schools, Space, and the Neighborhoods That Work

Most of the rental advice online about Medellín is written for solo remote workers. If you're arriving with children, the search is fundamentally different: you need bedrooms, you need to be near a school, and you need streets where a kid can walk without dodging motos on a sidewalk that doesn't exist.

This guide covers the three things family renters actually need to decide: which school geography you're anchoring to, which neighborhoods have 3BR inventory that fits, and what the realistic budget looks like when you're renting for a family instead of a solo nomad.

The School Geography Decides Your Neighborhood

In Medellín, the school you choose largely determines where you live — not the other way around. The international and bilingual schools that serve foreign families are concentrated in two corridors, and fighting traffic across the city twice a day is not a realistic option.

The Poblado–Envigado corridor

The Columbus School is in the Envigado hills above the Transversal Intermedia — the largest English-language international school in the region, IB curriculum, and the first stop for most American and British families. Colegio Marymount sits in upper Poblado (Loma de los González). Montessori de Medellín is in Envigado. This corridor means your rental search is focused on upper Poblado, the Envigado Zona Rosa / Jardines belt, or the new towers in Sabaneta if you have a car and don't mind the commute.

The Laureles–Estadio corridor

Colegio Alemán (German School) is in Itagüí, south of Laureles. Colegio Colombo Francés is in Envigado but draws from the western valley too. UPB's Colegio is inside the UPB campus in Laureles. For families in the German or French school systems, Laureles, Belén, and Estadio put you within a 15-minute school run. But 3BR inventory in Laureles is thinner than in the Poblado–Envigado belt — the building stock is older and built for smaller Colombian families.

Where to Find 3BR Apartments

The biggest constraint for family renters isn't price — it's inventory. Most of the furnished monthly rental market is built around 1BR and 2BR units for solo workers and couples. Three-bedroom furnished apartments exist, but they're concentrated in specific zones:

The Practical Differences for Families

Parks and outdoor space

Envigado has the best park infrastructure for kids — Parque Envigado is a large, well-maintained green space with playgrounds, and the streets around the Zona Rosa are flat and walkable. Sabaneta's Parque Principal and the path along the Quebrada La Doctora work for younger kids. Upper Poblado has private club access in some buildings but fewer public parks within walking distance. Laureles has the Segundo and Tercer Parque but limited dedicated playground equipment.

Safety perception

All four zones are safe for families. Envigado and Sabaneta have a calmer, more residential feel with less nightlife noise than Poblado's Provenza or Laureles' La 70 corridor. Upper Poblado (above Calle 10) is quiet and residential but car-dependent — kids can't walk to anything independently.

Domestic help

Many family renters hire a part-time empleada for cleaning and childcare. This is common and socially normal in Colombian households. Rates in 2026 run roughly COP 50,000–70,000 per day for a servicio por días (daily, non-live-in arrangement). A formal live-in arrangement requires a written contract, social security registration, and payment of at least the minimum wage.

What About Colombian Public Schools?

If your children speak Spanish (or you want immersion), Colombian public schools are free and open to foreign residents with a valid visa and cédula de extranjería. Enrollment is through the Secretaría de Educación de Medellín. The academic calendar runs from late January to late November. Quality varies enormously by institution — some public schools in Envigado and Laureles have strong reputations — but the search is hyper-local and best done with a Colombian who knows the system.
